The Vice President of Capital Projects and Infrastructure is an experienced construction professional with a track record of completing construction projects on time and within budget and scope.
In this influential role, the VP of Capital Projects and Infrastructure is pivotal in delivering on Havenpark's mission of providing caring communities to our residents by overseeing the planning of capital projects across our portfolio.
This position collaborates closely with the field teams and Havnepark stakeholders to oversee planned capex projects, lender-required repairs, rental renovations, home demolitions, new home installation, and utility infrastructure projects.
Moreover, the Vice President of Capital Projects is the primary source for providing comprehensive status updates on all projects within the portfolio.
Responsibiliites
Oversee capital projects to ensure they meet stringent quality, scope, and budget requirements
Review and evaluate requests for additional expenditure
Establish and uphold high standards of workmanship for specific projects and geographic regions
Provide guidance and support to field teams in executing capital projects
Generate detailed reports tracking the status and completion of capital projects
Maintain records of in-progress and completed projects, including their future maintenance schedules
Develop comprehensive 3-5 year capital project schedules
Collaborate with field teams to identify future projects and establish capital budgets
Ensure that each asset aligns with the standards set by Havenpark and its stakeholders
Coordinate with lenders to understand the scope and timing of lender-required repairs
Work with field teams to schedule and execute lender-required repairs within stipulated timeframes
Regularly update lenders on the status of repair project
Collaborate with Community Managers to ensure all capital projects are completed within budget and desired timeframes
Demonstrate and promote Havenpark's core values, work processes, and policies
Lead team members to exhibit traits consistent with the company's values
Ensure strict adherence to company work processes and compliance with Fair Housing laws, rules, regulations, and policies
Take immediate corrective action to rectify practices inconsistent with Havenpark's values
Qualifications
Bachelor's degree in business administration, construction management, or a related field
10+ years of experience in capital project management, with a focus on the manufactured housing industry
Project management certification preferred but not mandatory (PMP, CCM, CPC, or equivalent)
Excellent written and oral communication skills
Track record of delivering both individual and team results
An exceptional track record of completing projects on time, and within budget and scope
Proven success as a leader and working across multiple functions
Experience in budget creation preferred
Ability to solve problems and innovate when needed
Ability to learn and apply new information quickly and consistently
Recover quickly from setbacks
Ability to coach, counsel, motivate, develop, and inspire others
